According to property industry leader Allied London, they intend to develop a minimum of 150,000 square feet for offices at its legendary four million square-foot Spinningfields site. These are the first such plans the company has announced since the start of the current recession.

Although the Manchester City Council had been in talks with Allied London to negotiate a 100,000 square feet office at the Deansgate site, developers say that the plans for the Spinningfields office develoment are behind the City Council’s decision to opt out of the project. The Deansgate hold on the development could have meant that key sites at Spinningfield would be unavailable for building work for a long period.

Allied London representatives said that the decision to halt the project with the city council was mutual, although it was slightly their own decision more so than the city’s. That’s because the company felt this was precisely the wrong time to let a portion of the site to the city, thus tying up the property during the current recession. The city council, though, agreed with the reasoning.

There are a number of other new plans for office design and office space lettings believed to be on Springfield’s horizon. Some possibilities include PricewaterhouseCoopers and lawyers DWF, both of which are supposedly looking at 70,000 square feet each at 3 Hardman Street, as well as a large public sector occupier endeavouring to discover around 200,000 square feet.

Allied London hopes to begin work on this new speculative office phase within eighteen months.
